Check-in and Check-out Procedures
- Check-in is after 4pm. Check-out is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager). Entry information will not be sent until this is completed.
Property Access
- Black Bear Lodge has paved access until approximately the last two miles, which alternate between pavement and gravel.
- Owner monitors the exterior of the home with a security camera facing the driveway. No interior or hot tubs are monitored.
Policies and Rules
- Maximum occupancy: 12 guests.
- No smoking allowed inside the home. No trace of smoking left outside the home.
- Minimum age to reserve: 25 years. The reserving guest must be the person signing the agreement and must stay at the property for the reserved dates.
- No events or parties allowed above the posted occupancy at any time. Keep outside noise respectable.
- Children allowed.
- Pets: Dogs only, with an additional pet rent of $25 per pet per night plus tax. Pets other than dogs are not permitted. (Note: The listing allows up to 2 dogs; property data lists maximum pets as 99. Please confirm actual pet limit.)
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle.
- Minimum stays may apply and vary throughout the year.
- Until confirmed, rates are subject to change without notice.
Fees and Payments
- Additional pet rent of $25 per pet per night plus tax for up to 2 mature, well-trained dogs. (See pet policy note above.)
- Firewood may be purchased at the time of booking, or by calling with a week's notice. Two wrapped, kiln-dried bundles and a firestarter are $25 plus tax.
- Bookings canceled within 24 hours of creation will receive a full refund of payments. Bookings canceled more than 24 hours after creation are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.

Utilities and Amenities Access
- All BRMR homes offer well-stocked kitchens with utensils needed to cook meals. A starter set of paper products is provided: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
- Bed linens and towels are provided.
- Hair dryers are not provided.
- The home includes high-speed internet, climate control, dishwasher, toaster, clothes washing machine, clothes dryer, stove, oven, pool table, hot tub, TV, ironing board & iron, smoke alarm, and carbon monoxide detector.
